How to Make an Offer that a Seller Can’t Refuse

Below are five ways to make your offer as strong as possible:

  1. If you are financing the home with a mortgage, you must be pre-approved prior to making an offer. The lender must fill out an official Arizona AAR Prequal form (not the bank’s own form). The AAR prequal form is sent to the seller with the offer.
  2. If you are paying cash for the home, you must provide a “proof of funds” letter. This is usually a letter or statement from your bank or brokerage that you have sufficient funds to close.
  3. Don’t start with a lowball offer – you might not get a second chance to increase it. The market is currently very competitive and you could lose your shot at the home with a low offer. Try to make your offer as reasonable as possible so that the seller is not insulted and refuses to negotiate further, or simply goes with another buyer that comes in stronger.
  4. Include a large earnest money deposit — The typical earnest deposit is 1.5-3%. The more you offer for an earnest deposit, the stronger your offer will look. This does not cost you anything. It goes directly to the title company and is applied to your final purchase price. This shows the sellers how serious you are about buying the home. They will know that you’re committed and that will give them the confidence they need to make a deal with you.
  5. Keep contingencies to a minimum. You are just giving a seller more reasons to go with another buyer.
