The new Capital Reserve Fund Fee started in March 2024 and has been a subject of much discussion during the past year. Buyers of Desert Mountain homes or lots pay a one time fee of 0.45% of the purchase price. As an example, the fee is $9000 on a $2 million home. It has been less than a year since the fee started and Desert Mountain has already collected over $1 million for these fees.
This is less than several other Scottsdale communities that charge 0.5-1.0% for their capital improvement fee. Most upscale communities in Scottsdale such as Silverleaf, DC Ranch, Grayhawk have been charging this fee for years. Desert Mountain is one of the last communities to do this.
This fee is used to strengthen reserves and fund future capital projects which will improve and beautify the community. Future capital expenditures will include replacement of Desert Mountain Parkway and Desert Hills Drive, improving the front entrance and overall landscaping throughout the community.
