Recently the Desert Mountain HOA announced proposed new rules for rentals in the community. The HOA was trying to amend the bylaws to require a minimum of a 60 day period for all rentals. Further, they wanted to prevent any rentals to non-members or non-property owners in all villages (except the original 7 villages which had a 30 day minimum).
Currently there is no minimum number of days for rentals in Desert Mountain. Many homes in Desert Mountain rent by the day or week. Most rentals are to non-members. So the new rules would effectively wipe out the majority of the current rental market.
There was a significant backlash in the community as a result of these proposed rules. There were many homeowners extremely unhappy with the proposal. A large number of homeowners use their homes only occasionally and prefer to rent it out the remainder of the time. Several homes are already rented or reserved for this upcoming winter for less than 60 days, which throws all of those reservations and leases into question.
The HOA has decided to wait until October, when most residents have returned for the season, to have a vote on the matter. Most property managers and agents have stopped taking any new reservations until the matter is settled. It will be interesting to see how it turns out. I will keep you posted.
