According to recent Arizona Regional Multiple Listing Services statistics, the Desert Mountain area is close to bottoming out and is heading towards a sellers market. ARMLS is reporting that the number of active listings in area code 85262 are decreasing while the number of sales per month continue to increase. The number of listings have decreased from 906 to 623 between February 2009 and February 2010. Ten out of these last twelve months this decrease has been consistent from month to month.
The number of home sales has increased steadily from 18 in January 2009 to 53 in January 2010. There was only one month in which the number of home sales in the zip code dropped.
Between December 2008 and December 2009 the number of foreclosure notices in 85262 decreased by half. Over the twelve month period there was some fluctuation in the number of notices but overall they have decreased from 41 notices to 20 notices in just one year. The number of homes going into Foreclosure in the North Scottsdale luxury communities has gone lateral. In December 2008 the number of homes in 85262 that were Bank Owned Homes was 15 and as of December 2009 the number of bank owned homes had only marginally increased to 16.
