Foreclosure or bank owned homes in Desert Mountain may or may not include a Golf Membership. Sometimes the bank will acquire the membership during the foreclosure process and include it with the home. Other times the foreclosure sale does not incorporate the Golf Membership. If the MLS listing for the foreclosure says that it does not include a membership, it may still be available.
Some buyers are scared off by foreclosures without memberships because they think that they will have to pay the full $325,000 for a membership. That is not always the case. Many times the Desert Mountain member that let the home go into foreclosure still has the membership. They are usually in financial distress and want to get rid of the membership that is costing them $849 per month. As an experienced Desert Mountain Realtor, I can track down the original owner of the foreclosure, determine if they still have the membership and negotiate the transfer of the membership to you.
It may be possible to get the membership for significantly less than the price from the Club. I have seen instances where the membership was sold for the price of the transfer fee ($65,000), plus back dues ($15,000), plus something to the Seller ($10,000). So you could possibly buy the original Golf Membership for the foreclosure for about $90,000 (every case is different) rather than buying one directly from the Club for $325,000.
