Desert Mountain Real Estate transfer fees are a source of much debate. When a home is sold with a Desert Mountain Golf Club Membership there is a $65,000 transfer fee payable to the club. The sale of a home without a membership does not trigger this transfer fee. Only the sale of the membership. The $65,000 fee sounds high but it is comparable to other golf communities in Scottsdale.
Here is a comparison of some of the high end communities in Scottsdale:
Desert Mountain $65,000 membership transfer fee
Desert Highlands $75,000 membership transfer fee
Estancia $30,000 or 20% of membership price (whichever is higher) membership transfer fee
As you can see the Desert Mountain transfer fee is actually less than Desert Highlands. The Desert Highlands membership only allows for access to their ONE Jack Nicklaus Golf Course while Desert Mountain allows access to SIX Jack Nicklaus Golf Courses. Each community offers exceptional tennis facilities and multiple amenities but Desert Mountain also offers six exceptional clubhouses. Each clubhouse has something different to offer its members so they can enjoy a variety of entertainment, dining, and social activities each day.

Coming from an area where Membership Fees can be outrageous (yet add an equal or more value to the resale price), I can think those fees are fair. Even if the new owners are not intending to use the membership, when it comes time to sale it makes the property much more marketable.
