- Always looking for a “steal”. Homes that are priced below the typical market price for the neighborhood, usually have an inherent defect. Typical problems include a bad floor plan, poor location, road noise etc. If you get a “steal” because of issues with the home, you will just have to sell it for a discount to the next buyer.
- Not being prepared with a mortgage pre-qual or proof of funds letter. The best properties sell very quickly. If you are serious about buying a home, don’t wait until you find the right home to contact your lender and get prequalified. That just causes more stress in the situation. You need to be ready to jump when the right property comes on the market.
- Thinking every foreclosure is a deal — the price of foreclosures in today’s market are similar to your average home. They are no longer considered a “deal.”
- Negotiating with unrealistic expectations – don’t low ball unreasonably or you could lose your chance at a home you really want.
