As you may already know, the Desert Mountain Club is being turned over to its members by March 1, 2011. At that time the members are purchasing all of the club assets from the developer and the Desert Mountain memberships or DEGMs will transform from a deferred equity membership to an equity membership.

There were 2 meetings held between the Desert Mountain Advisory Board and Crescent Real Estate Holdings in June. In these meetings they addressed the scheduled deadlines that must be met, all water issues that will affect the current club and the member owned club, as well as other accounts and expenses that will be acquired by members. In addition to this, they started the preliminary discussions on the developer provided financing terms. To ensure that this transition continues to run smoothly and affects current members as little as possible, they are planning to hold weekly conference calls that will allow them to immediately address any issues or concerns that may arise along the way.

As we have previously discussed on this blog, we do not expect this turnover to have any significant changes in the day to day operations at the Desert Mountain Club. The club facilities and rules will largely remain unchanged by the turnover. They are working hard to ensure that this is a smooth transition. Desert Mountain will continue to be one of the most premiere and exclusive clubs in Arizona.

The Cromford Market Distress statistics for July 2010 have just been released. The distress index is a measurement of the number of normal home sales versus the number of foreclosures in a particular zip code. It demonstrates how foreclosures are affecting the overall real estate market. The greater the number of foreclosure home sales, the greater the distress level. The zip code 85262, which includes all Desert Mountain Real Estate, has a distress level of 34.1 out of 100. This number has decreased from the distress level of 38.7 that we saw just last month showing that the market is steadily improving each month.

The zip code 85262 includes some of the most luxurious master planned communities of North Scottsdale such as Desert Mountain, Mirabel, and Estancia. As you can see from the chart below the Desert Mountain AZ Real Estate market is doing well.

The pie-chart on the top left demonstrates the percentage of homes for sale that are normal listings, foreclosures, and short sales. The pie-chart on the top right demonstrates what percentage of these homes sold as a normal sale, foreclosure, or short sale in 85262. The two charts at the bottom demonstrate the price per square foot of homes for sale and the price per-square foot of homes that actually sold last month.

As you can see 8% of the active listings in June 2010 were Foreclosures or Bank Owned Homes and 26% of these sold. Seventy percent of the listings were normal sales and of these 62% sold. Thirty-six percent more of the total home sales in June 2010 were normal resale properties as opposed to Lender Owned Properties. The average price that foreclosures sold for was $152.90 per square-foot, while normal sales averaged $285.40 per square-foot.

We saw a slight increase in the Desert Mountain Arizona Real Estate Second Quarter 2010 home sales. Between April and June 2010 there were 31 homes sold in Desert Mountain. Only 3 of these homes were foreclosures and there were no short sale properties sold. Below you will see the most expensive homes with and without a Full Golf Membership as well as the least expensive homes with and without a membership.

Most Expensive Home Sold WITH Golf Membership: Apache Peak 101, List Price $3,990,000, Sales Price $3,550,000 with Deferred Equity Golf Membership (DEGM), 7,200 square-feet ($493.06/sq ft)

Most Expensive Home Sold WITHOUT Golf Membership: Sunrise 325, List Price $1,195,000, Sales Price $1,000,000 No Membership, 3,945 square-feet ($253.49/sq ft)

Least Expensive Home Sold WITH Golf Membership: Apache Cottages 44, List Price $695,000, Sales Price $688,000 with Deferred Equity Golf Membership (DEGM), 2,454 square-feet ($280.36/ sq ft)

Least Expensive Home Sold WITHOUT Golf Membership: Apache Cottages 31, List Price $615,000, Sales Price $442,500 No Membership, 2,086 square-feet ($212.13/sq ft)

Desert Mountain Real Estate transfer fees are a source of much debate. When a home is sold with a Desert Mountain Golf Club Membership there is a $65,000 transfer fee payable to the club. The sale of a home without a membership does not trigger this transfer fee. Only the sale of the membership. The $65,000 fee sounds high but it is comparable to other golf communities in Scottsdale.

Here is a comparison of some of the high end communities in Scottsdale:

Desert Mountain $65,000 membership transfer fee
Desert Highlands $75,000 membership transfer fee
Estancia $30,000 or 20% of membership price (whichever is higher) membership transfer fee

As you can see the Desert Mountain transfer fee is actually less than Desert Highlands. The Desert Highlands membership only allows for access to their ONE Jack Nicklaus Golf Course while Desert Mountain allows access to SIX Jack Nicklaus Golf Courses. Each community offers exceptional tennis facilities and multiple amenities but Desert Mountain also offers six exceptional clubhouses. Each clubhouse has something different to offer its members so they can enjoy a variety of entertainment, dining, and social activities each day.

Most buyers assume that every foreclosure is a great deal.  In general, most foreclosures are priced significantly below market value and are priced to move. However, that is not always the case. There is a particular new foreclosure in Desert Mountain that is way overpriced. When I first saw the price I blurted out “Are they on crack?”. The home needs some work, has a funny floor plan and worst of all, backs onto Desert Mountain Parkway. It is priced at $1.5 Million and in no way resembles other foreclosures in that price range. This home is located in the Village of Arrowhead and includes 4 bedrooms, 5 bathrooms, and no golf club membership. I mean it’s not the worst house at Desert Mountain. I have seen a few that are completely trashed and need tons of renovations, but it simply is not worth $1.5 Million. In comparison, there is currently a foreclosure in Saguaro Forest of Desert Mountain for $1.7 Million that blows this house away. An overpriced foreclosure is an anomaly but it does happen occasionally.
