Changes Are Coming to Desert Mountain Golf Memberships

Changes are coming to Desert Mountain memberships. Effective January 1, 2012 the monthly dues of each membership will increase slightly.

Monthly dues for the golf membership will increase from $1,190 to $1,205 per month. For new memberships the cost of $140,000 will remain the same along with the $65,000 transfer fee.

Monthly dues for the club membership or social membership will increase from $714 to $723 per month. New memberships will remain $40,000 and the transfer fee of $20,000 will also remain the same for 2012.

Desert Mountain Equity Club Membership Changes

The Desert Mountain Club has recently revised their Equity Club Memberships. They are no longer allowing Club Members to upgrade their memberships to an Equity Golf Membership (EGM). In the past, club members could simply elect to upgrade their memberships by paying the difference in the initiation fees but now if a club member elects to obtain a golf membership they must surrender their current membership and then obtain the golf membership separately.

The allowable in season golf rounds have also been eliminated. Equity club members used to be able to golf, at the guest rate, 12 times during the in season months. Now they must be accompanied by a golf member from November through May.

Are Unaccompanied Guests Allowed at Desert Mountain?

I am often asked if Desert Mountain Club members are allowed to have their guests use the membership privileges unaccompanied. The answer is, yes, you can. However there are some very specific rules that accompany these guest privileges.

You must register your guests in advance by submitting a Guest Use Authorization Form. Once your guests arrive they must visit membership services at the Cochise/Geronimo Clubhouse to have their photo taken and to obtain a Guest Use Card. All members are required to review the membership guidelines with their guests because they are ultimately responsible for the actions of their guests.

Your guests are only allowed privileges for two weeks. Anything beyond this two week period requires authorization from the General Manager, Bob Jones. Guests are never allowed on the driving range or any of the six golf courses without being accompanied by a member. They can however visit the pro shops at anytime.

There are special passes for the Sonoran Clubhouse Fitness Center and Pool. These passes can also be obtained for up to two weeks at a time and are very reasonably priced. For one guest it is $80 for the two weeks, $150 per couple and $200 per family.

The Golf Club Scottsdale Reduces Membership Fee

The Golf Club at Scottsdale has just reduced its membership fee. This private golf club is following suit of Desert Mountain and many other North Scottsdale clubs. DC Ranch Golf Club and Estancia Golf Club both went to market based pricing which significantly reduced their membership cost. Each member could sell their membership on the open market for whatever price they wanted. Silverleaf Golf Club reduced their prices as well. The Golf Club at Scottsdale just reduced their membership fee from $110,000 to $25,000. Desert Mountain dropped from $325,000 to $140,000 as of January 1, 2011. Clearly Scottsdale golf clubs are adjusting to current economic realities to encourage new members and sustain the finances of their clubs.

Finance Option for New Desert Mountain Golf Memberships

Did you know that the Desert Mountain Golf Club has an Equity Golf Membership Financing Program available to all potential members? This program is currently available until July 1, 2011. There is an initial payment of $75,000 due at the time of purchase and then two installment payments after. The 1st installment payment of $34,612.50 is due one year after the purchase of the membership and the second installment payment of $36,725 is due the following year. This gives you 2 years to pay off your Equity Golf Membership at an interest rate of 6.5%. The interest rate is calculated into the total of each installment payment. With this plan the membership will cost $146,337.50 which is not much more than the $140,000 that it will cost to pay the full amount up front.

Can My Guests Use the Desert Mountain Club Amenities?

If you have a membership at Desert Mountain and you lend out your home to a guest, those guests can have limited access to the Club. You need to register your guest with the Club in order for them to receive a guest pass. Two week guest passes are available. If your guests stay longer than that, the pass can be extended for up to a maximum of an additional 2 weeks. Guest passes allow your guests to have access to the Clubhouses and Restaurants. You do not have to give your guest your membership number for the restaurants. They are able to pay at the restaurants with a credit card.

If your guests want to use the Sonoran Fitness Center, they can pay a daily or weekly guest fee. Guests cannot access any of the golf courses without a member. The Desert Mountain golf courses are strictly for members and accompanied guests.

What the Heck is an EGM?

If you are shopping for Desert Mountain real estate you may notice the acronym EGM cropping up in listings. This is a new name for Desert Mountain Golf Memberships and stands for Equity Golf Membership. There is no such thing anymore as a Deferred Equity Golf Membership or DEGM. The Desert Mountain Club turnover is complete and members now own the club. The Club has transitioned from a “deferred equity” club to an “equity” club. All Desert Mountain Golf Memberships are now referred to as EGM’s.

Tid Bit of the Day – Can I Convert My Desert Mountain Membership?

I am often asked by Desert Mountain Members or prospective Buyers if they can convert one membership into a different class of membership. For instance, many people who are considering a Club (Social) membership want to know if they can upgrade later to a Golf membership. The bylaws of the Desert Mountain Club are very specific about this. A Club (Social) membership can be upgraded to a Golf membership. In such a situation, the member would pay the difference between the two classes of memberships. The Club does NOT however allow a Golf membership to be downgraded to a Social membership, except for “exceptional circumstances”.

Quick Highlights of the Desert Mountain Club Turnover

A few things have changed at Desert Mountain Club as a result of the turnover. The following are the highlights:

The Desert Mountain Deferred Equity Golf Membership (DEGM) is now simply an Equity Membership.

Golf Memberships were reduced in price from $325,000 to $140,000. Monthly golf membership dues have increased from $849.63 to $1190/month.

Social memberships were reduced from $100,000 to $40,000. Monthly social membership dues have increased from $509.78 to $714.00.

The new pricing of memberships is more in line with the realities of today’s economy. This will attract new members and further bolster the finances of the club. The increase in monthly dues is greater than the typical annual increase which is usually 5%. The monthly dues are however still extremely competitive with other clubs in the area that only have one golf course and clubhouse for members. With six golf courses and six clubhouses, Desert Mountain is still an excellent value.

There is no change to the transfer fee of $65,000 for golf memberships and $20,000 for social memberships.

Desert Mountain Club Offers Membership Incentives for Current Property Owners

The Desert Mountain Club has created new incentives for current home and lot owners who do not already have a membership attached to their property. Once the turnover has taken place these “naked” lot and home owners will not only be able to purchase a golf membership for the reduced fee of $140,000 but they will be able to take advantage of 50% off monthly dues for 2 years. This means that for 2011 the monthly dues will only be $595 instead of $1190.

You must already own a home or lot in Desert Mountain Scottsdale and be in good standing with all Homeowner’s Association (HOA) dues and fees to be eligible for this program. The club is offering this incentive until July 1, 2011 but the advisory board reserves the right to change this date at anytime. This is the perfect opportunity for those of you that have been waiting until after the turnover to join.
