Today’s Desert Mountain Foreclosure deal of the day is Hacienda 38. This is a great bank owned home in Desert Mountain. It is 2,544 square-feet with a very functional floor plan. The main house has 2 bedrooms and 2.5 bathrooms. The private, upper level, separate guest casita has 1 bedroom and 1 bathroom. This Hacienda is priced at $649,000 but was last sold for $1,511,000 in 2006. Just last year it was priced at $1,149,000. It truly is a great deal and will not last long.

Desert Mountain Foreclosure Deal of the Day

Today’s Desert Mountain foreclosure deal of the day is Gambel Quail 4. This is an amazing deal and will not last long. The home has an open floor plan with a large functional kitchen, custom Alder cabinetry, granite counter tops, travertine floors throughout and lots of privacy. There is also a small play pool and putting green in the backyard.

It is priced at $459,900 but was priced at $1,095,000 in 2005. That is over 50% less than what it was! There is no membership included to the Desert Mountain Club.

The bank owned homes in Desert Mountain have practically gone away. This is the first to come available in quite some time and puts the total number at only 3 in this community. Now is a great time to take advantage of spectacular deals like this one before we start to see an increase in prices.

What?! Only 2 Desert Mountain Foreclosures Available???

There are currently only TWO Desert Mountain foreclosures available. This is incredible! That is only 1% of the current Desert Mountain inventory of homes for sale. We usually have 8-12 foreclosures on the market in Desert Mountain at any one time. The Desert Mountain market is really picking up. It is a completely different situation for buyers than during 2010.

The available foreclosures include:

Apache Cottage 34 – Priced at $504,900 and is 2,454 square-feet. It was listed at $895,000 in 2008. This is a fixer upper on the Apache Golf Course. It could be beautiful with some elbow grease. Walking distance to the Apache Clubhouse.

Lookout Ridge 1 – Priced at $699,000 and is 2,960 square-feet. This home previously sold for $1,100,000 in 2009. This is a lovely home on an elevated lot with a sunny southern exposure. The home travertine floors, granite counters and high end appliances.

Many people are still under the impression that buyers have a ton of choices when it comes to foreclosures but that is not true at all. The foreclosures are really starting to go away. Desert Mountain still has some great deals available on homes that are not distressed, but as the competing foreclosure prices go away the home prices will start to increase. If you are considering purchasing in Desert Mountain, it is time to get off the fence.

Foreclosure Notices Dropping

The latest market statistics for Maricopa County have just been released. The number of Notices of Default for residential properties in Maricopa County has dropped again. There is now a steady trend of the number of Notices of Default dropping month by month. The Notices of Default is a precursor to a foreclosure. As the number of Notices of Default drops, so will the number of foreclosures. Check out the graph. The purple line shows the number of active Notices of Default in Maricopa County since June 2009.

If you are interested in a Scottsdale foreclosure, don’t sit on the fence too long. There are less and less foreclosures in Scottsdale. Desert Mountain regularly had 10-12 foreclosures on the market at any time last year. This year we have an average of 5-6 on the market. Sign up to receive our automatic foreclosure alerts. Desert Mountain Foreclosures – Only 4 Available?!

There are currently ONLY 4 Desert Mountain Foreclosures available and they are all under $1 million. Over the past couple of years there have been about 7 to 10 foreclosures on the market at any given time. Does this mean that Desert Mountain is heading towards a full recovery?

Below are the four remaining bank owned homes.
