Desert Mountain Foreclosures – Another Example of Inappropriate Pricing

There was recently a new foreclosure in Desert Mountain that has demonstrated another example of inappropriate home pricing. Many buyers assume that all foreclosures are well priced and a good deal. This is not always true. If priced appropriately, Desert Mountain Foreclosures can be a great find. However, some banks and outside Realtors just don’t get that. This home is another example of somebody that does not have a grasp on the current market in this community.

It was previously on the market as a short sale and priced at $1,400,000 but is now back on the market as a Bank Owned Property for $1,999,900. How does the bank expect to sell this home for $500,000 more as a foreclosure? It is NOT worth $2 million. I have been in this home and in my opinion, it is outdated and will require a lot of work. Sure it is in Saguaro Forest, so it has beautiful views but so do a lot of other homes in Desert Mountain at this price point. The buyer will have to spend a lot of time and money to get this home back to its potential. Most homes in Desert Mountain are purchased as vacation homes so this is not for the average buyer.

Desert Mountain Foreclosures -The Early Bird Gets the Worm

The best Desert Mountain Foreclosures sell extremely fast. I have said this numerous times and some buyers believe me, others do not. There is a perception in the national media that there is a glut of foreclosures on the market and they don’t sell very fast. That is not the case at all in Desert Mountain. When a beautiful foreclosure hits the market there is often a feeding frenzy for it. Everyone wants the same great deal. There was recently a beautiful foreclosure in the village of Sunrise. I saw it on the first day it was on the mls and I was extremely impressed. I immediately sent it to everyone on my VIP email foreclosure list. That home sold in a flash. There were multiple offers within 48 hours and it was under contract immediately. The home was listed at $799,000 and sold for $816,000. The moral of the story – the early bird gets the worm.

Some clients complain that they can’t react that fast because they are out of town and can’t drop everything to fly in to look at a house. We work with out of town buyers regularly and can help in many ways. If you are very interested in a particular home we would be happy to take additional photos and video for you. If you like what you see, you can make an offer. If your offer is accepted, you have the 10 day inspection period to come take a look at the home. You can choose to walk away from the contract for any reason and get your earnest money back during your inspection period. That is the best way for out of town buyers to jump on a foreclosure in Desert Mountain.

Are They On Crack??

Most buyers assume that every foreclosure is a great deal. In general, most foreclosures are priced significantly below market value and are priced to move. However, that is not always the case. There is a particular new foreclosure in Desert Mountain that is way overpriced. When I first saw the price I blurted out “Are they on crack?”. The home needs some work, has a funny floor plan and worst of all, backs onto Desert Mountain Parkway. It is priced at $1.5 Million and in no way resembles other foreclosures in that price range. This home is located in the Village of Arrowhead and includes 4 bedrooms, 5 bathrooms, and no golf club membership. I mean it’s not the worst house at Desert Mountain. I have seen a few that are completely trashed and need tons of renovations, but it simply is not worth $1.5 Million. In comparison, there is currently a foreclosure in Saguaro Forest of Desert Mountain for $1.7 Million that blows this house away. An overpriced foreclosure is an anomaly but it does happen occasionally.

Foreclosures are a Small Percentage of the NE Phoenix and Scottsdale Real Estate Market

Foreclosures are a small percentage of the NE Phoenix and Scottsdale Real Estate market. The May 2010 statistics have just been released, and as you can see from the two graphs below, the number of foreclosures as a percentage of all sales, is significantly less in the NE Valley once again. This geographic area includes NE Phoenix and all of North Scottsdale – including Desert Mountain.

The NE Valley is the healthiest geographic area in the Valley in terms of the percentage of sales that were foreclosures or bank owned homes (called REOs in real estate jargon). Only 22% of all sales in Scottsdale during May, 2010, were bank owned homes or foreclosures. That is a great economic indicator that Scottsdale is turning around. There are simply less foreclosures to be sold. In other areas of the valley, including the West Valley and Phoenix, foreclosures constitute more than half of all sales.

To break it down, in May, 2010:

Only 22% of sales in Scottsdale were foreclosures compared to:

75% of sales in Tonopah were foreclosures
56% of sales in New River were foreclosures
54% of sales in Waddell were foreclosures
50% of sale in El Mirage were foreclosures

The segment of the market which is doing even better than NE Phoenix and Scottsdale are the retirement communities. The 55+ areas have very few foreclosures thus their ratios are even lower. Perhaps we should take a lesson from our senior citizens? What do you think?

Foreclosure Filings Lowest Since July 2008

The foreclosure filings in the Phoenix and Scottsdale Arizona areas are the lowest they have been since July 2008. The Arizona Republic is reporting that in May 2010 there was a total of 6,471 new pre-foreclosure, or notice of trustee sales, filed in the metro Phoenix AZ area. In addition to this, there were only 4,090 actual Phoenix Foreclosures. This is the lowest number since November 2009.
